Upcoming Changes (10/1/2025) to Inspection Standards
Effective October 1st, 2025, DCHA's inspections will be carried out using HUD's new National Standards for the Physical Inspection of Real Estate (NSPIRE) rules. DCHA encourages landlords and owners to do a pre-inspection walkthrough of units to preemptively spot and resolve any potential deficiencies under the new rules, especially life-threatening (24hr) deficiency conditions.

As a reminder, deficiencies under the smoke detector requirements (effective 12/2024) & carbon monoxide requirements (effective 12/2022) will continue to be life-threatening (24-hour) deficiencies, which must be corrected within 24 hours of PHA notification.

DCHA provides these resources about our Mainstream and Housing Choice/Section 8 voucher programs for landlords working with us. Our voucher programs offer rental assistance, paid directly to the owners and/or property managers, on behalf of DCHA's program participants.
